Presidents’ Council Meeting Recap
The Presidents’ Council Clubhouse 4 and Zoom Tele Video Conference The regular monthly meeting of the Presidents’ Council of Leisure World Seal Beach was convened at 1:30 p.m. by President Bruce Bowles, on Wednesday, Sept. 2, in Clubhouse 4, Zoom Tele-Video Conference and YouTube Live.
The following is a recap:
• Presidents’ Council meeting minutes of Aug. 5 were approved by the Council to stand as written.
• GRF President Jeffrey Mulqueen informed the council of the dates posted in the LW Weekly regarding the “Listening and Learning” sessions for Club Officers on Sept. 21 in Clubhouse 4 from 1:30-3 p.m., and for residents on Sept. 25 in Clubhouse 4 from 1:30-3 p.m. Mutuals presidents met for a session on Sept. 15. Mulqueen encouraged everyone to attend the sessions and share ideas on how GRF can better support the Mutuals and the community. Mulqueen also informed the council that these sessions will be informal, and no board business will be conducted. He added that one of the key goals is to implement a new communication policy that provides in-depth information about what occurs in Leisure World.
• Senior Director of Facilities Mark Weaver provided updates on the traffic light’s left turn signal, Clubhouse 2 roof replacement, speed cushions installation on St. Andrews Dr. and Northwood Road, and the board’s approval of the phase two planting along the channel fencing on Cedar Crest Lane and Golden Rain Road Weaver also provided an update on the ongoing turf project within the Mutuals, addressed safety concerns related to the use of charcoal and propane grills, explained the pest reporting process, and provided an update on transformer boxes.
• Service Maintenance Director Ruben Gonzalez provided information on “No Wipes in the Pipes,” and explained the details and potential damage the flushed wipes may cause to the plumbing system. He emphasized the importance of Mutual directors reminding the shareholders residents about the proper disposal of items that should not be flushed down the toilet. Gonzalez also updated the council on Service Maintenance staffing.
• Senior Director of Mutual Administration Jodi Hopkins provided an update on the Mutual Administration and Stock Transfer escrow report. She also informed the council of a recent change to the CINC violation list and advised for the updated reports to be provided to Mutual presidents.
• Executive Director David Norvell discussed succession planning and reminded the council it is a high priority because the organization’s future depends on it. He added that over the past several months multiple departments submitted feedback indicating the need for more comprehensive, role-specifi c training. Therefore, Norvell requested $40,000 budget from the GRF board to implement targeted training programs for each position to ensure that staff is prepared and equipped to effectively perform its responsibilities. Norvell also discussed the 1995 Leisure World flooding and asked Weaver to compare the measures being taken to prepare for the anticipated rainstorm with the preparations and circumstances surrounding previous floods. Norvell also updated the council on the current pharmacy situation and plans for the new pharmacy.
• Executive Manager Dave Potter provided information on budgets and reserve studies. He said that the goal is to have budgets approved by mid-October and mailed out by Dec. 1 to meet the statutory deadline. He added that procedurally, reserve studies must be approved prior to the approval of the budget for the following year. Potter also informed the Council that the GRF Board is seeking to remove three of the designated director parking spaces from the Administration parking lot as they tend to be vacant most of the time. He asked for the Mutual presidents’ input on this matter before making a final decision. Potter also shared insurance rates and budget numbers with the council members.
