Assessments cover a bundle of services, including entertainment

The Golden Rain Foundation (GRF) monthly assessment is a mandatory monthly fee charged to residents to fund operational, maintenance and administrative costs of shared community-wide amenities, Trust properties, security, and common infrastructure managed by the GRF.
Among other fees and services, GRF assessments cover:
• Maintenance: Exterior building maintenance, Trust street paving, roof upkeep and professional landscaping, to name a few.
• Utilities and Services: Trash removal and basic local services.
• Community Operations: 24/7 Security gate and patrols, Minibus bus/shuttle transportation and community upkeep.
• Recreation Access: Maintenance and operation of golf course, swimming pool, fitness center, clubhouses, RV Lot and all other amenities.
Assessments also cover entertainment in Leisure World, including the popular summer Amphitheater show season. For example, in 2026, the GRF allocated about $10,000 for each of the 12 tribute band performances featured this summer. That entertainment cost was partially offset by community advertisers who sponsored shows in the amount of $54,800.
