Maintenance requests: the difference between routine and emergency

Nonstandard/ Nonemergency Service Requests

Some GRF members must contact their Mutuals before requesting standard or emergency maintenance (see table at right). Standard, nonemergency service is available through Service Maintenance Monday-Friday, from 8 a.m.-4:30 p.m. at 562-431-3548.

For service requests outside of business hours, shareholders can call Security Monday-Friday, before 8 a.m., after 4:30 p.m. and on the weekends at 562-5944754.

If key permission is not granted, appointments for service can be scheduled based on the department’s earliest availability. Service Maintenance does not service items that are nonstandard to the LW community; shareholders must contact an approved outside contractor.

Note: Mutual 14 shareholders are authorized to call for priority service through Security after normal business hours, and for nonemergency only if paying for service.

Emergency Service Requests

The following situations are appropriate for an emergency maintenance request:

• Kitchen/bathroom sink, shower, toilet stoppages

• Water leaks onto fl oor (under the sink, water heater, refrigerator)

• Toilet bowl or tank slow to fi ll; toilet runs at all time

• Floods, fi re, smoke or sparks

• No power (affecting refrigerator); no hot water

• Smoke alarm/water alarm chirping; refrigerator failure When requesting a service, shareholders must provide Service Maintenance staff with their name, Mutual, building and apartment number, nature and location of the problem, and/or grant a key permission if they’re not home.
