Presidents’ Council Meeting Recap

THEPRESIDENTS’COUNCIL Clubhouse 4 and Zoom Tele-Video Conference The regular monthly meeting of the Presidents’ Council of Leisure World Seal Beach was convened at 1:37 p.m. by President Rich Carson on Wednesday, Sept. 3, in Clubhouse 4 and via Zoom tele-video conference.

The following is a recap:

• Presidents’ Council meeting minutes of Aug. 6 were approved as amended.

• GRF President Linda Herman spoke about the Aug. 28 town hall meeting on the foundation’s financial health. There were approximately 70 attendees. She said that future town hall meetings will be considered after the budget season. Herman also added that GRF discussion on budget reserve studies began in the Facilities Committee meeting and will continue throughout September and October. Herman also shared the highlights of the GRF August board meeting—window tinting in the shuffleboard building; design of the permits for two additional speed cushions; Athens yearly cost increase; purchase of holiday lights; roof replacement in Building C and the library; street repairs and parking lot slurry; HVAC replacement in Clubhouse 4; ADA compliance door in stock transfer office; and chain link fence phase 2.

• Mutual17GRFRepresentative Nick Massetti shared the information on the Leisure World Cares Fund—charity organization that supports residents in need of assistance with their HOA fees and assessments.

• Service Maintenance Director Ruben Gonzales provided information on demand controllers for electrical circuits.

• Security Services Director Victor Rocha presented on the rules and regulations and frequently asked questions.

Rocha discussed the difference between knob locks and lockouts, welfare and occupancy checks, and attended and unattended death. He explained the coroner’s seal process and how to properly remove the seal. Rocha also talked about documenting incidents, parking and rules enforcement and towing.

• Senior Director of Mutual Administration Jodi Hopkins provided an update on the Stock Transfer and Mutual Administration departments. She discussed orientation and escrow forms, notice to withdraw process, and provided the updated pet, caregiver and renter reports. Hopkins also discussed the role of the Stock Transfer and Mutual Administration in the process of handling coroner’s seal.

• Senior Director of Facilities Mark Weaver spoke about changes to the fire inspection process and provided an update on the traffic light on St. Andrews Drive and Golden Rain Road.

• Physical Property Manager Kevin Black provided the updates on Clubhouse 4 bathroom renovations, Stock Transfer Office and the Resales office. Black also discussed the final draft of the pavement management plan and maintenance of the EV-charging station. He also reminded the council of a complete Northwood Road closure on Sept. 9, and a single road closure on Del Monte Drive on Sept. 18.

• SeniorPortfolioSpecialistRipa Barua spoke about coroner’s seal as well as “Mutual Procedures for Death of Shareholders,” “Coroner’s Investigation Information Guide” and “Authorization for Cleaning.”

• The interim Executive Director Dave Potter reminded the council of a budget season and approval of reserve studies.
