Ad Hoc Committee for Training ….
Ad Hoc Committee for Training that met Aug. 21 with the purpose of developing training goals for board and staff. The committee will work closely with the administration in this effort. The next meeting is set for 10 a.m. on Sept. 28 in Administration Conference Room A.
• scheduling Listening and Learning meetings between GRF President Jeff Mulqueen and members of Leisure World. Meetings will be held Sept. 15 in Administration Conference Room A with Mutual presidents; Sept. 21 with LW club officers; and Sept. 25 with residents at large, both in Clubhouse 4. All meetings are from 1:30-3 p.m., and their purpose is to build stronger connections with the community by sharing ideas, concerns and needs.
In other notable announcements, Seal Beach Councilman Ben Wong reported that the city has ordered a new bus that will increase the capacity of its Senior Shuttle by six seats to accommodate a growing number of passengers. The bus will also provide an additional handicapaccessible seat. To find out how to register for the senior shuttle, visit sealbeachca.gov.
Wong also reminded residents that he holds a free coffeeand- doughnuts community forum on the first Tuesday of the month in Clubhouse 6 starting at 7:30 a.m.
In more somber news, Wong reported that the Roger Dunn Golf Shop at the Seal Beach Village Shopping Center next to Leisure World is moving down the street to a larger retail space at the old Rite Aid building in the Rossmoor Shopping Center. The city is working to recruit retailers to fill the vacancy, Wong said.
In business news closer to home, Jayna Kling, Optum HCC’s manager of clinical operations, told the board that the transition to a new pharmacy is underway and should be nearing completion in October. Optum will update the GRF as information becomes available.

On-Site Home Sales Ad Hoc Committee
The board voted to establish an ad hoc committee to strengthen GRF’s partnership with On-Site Home Sales, a real estate brokerage located inside Leisure World near the Main Gate.
On-Site gives back a portion of its annual proceeds to the Golden Rain Foundation as part of its contract agreement. This giveback helps to offset shareholders’ assessments. In 2025, On-Site gave back $642,179.03 to GRF through its lease agreement.
Mulqueen called On-Site a “valued GRF partner” whose annual contribution benefits everyone, amounting to $7-8 per month, or $90 a year, per household.
The ad hoc committee will be comprised of GRF Board officers—President Mulqueen, Vice President Vicki Burdman, Corporate Secretary Namil Shin, Treasurer Sandy Geffner, who will chair the committee, and Director Edward Jablonski. Gate Beautification Project
A project to spruce up the Main Gate, North Gate and St. Andrews Gate has been substantially completed on time and within budget, reported Chair Mike Banfield.
The project included painting, concrete upgrades, landscaping and irrigation, signage and related site improvements. A large facade sign will be installed on the Security Building at the Main Gate.
Plants Along the Channel
Upon the recommendation of the Facilities Committee, the board awarded a contract to J& J Landscaping to replace plants along the most recently replaced section of channel fencing at a cost not to exceed $12,500, reserve funding. The fence was recently replaced as phase 2 of an ongoing project. The original scope of work provided for the regrowth of existing vegetation, consistent with the first phase of the project.
The Facilities Committee agreed that the natural regrowth process would take too long to fill in bare areas and requested that staff obtain pricing for new plants and irrigation.
The board also upheld the Facilities Committee recommendation to plant Gelsemium and Distictis, which were recommended by resident landscape designer Vicky Bowles. Both plants are vigorous evergreen climbing vines used in warm-climate landscaping to cover fences and trellises. J& J Landscaping’s bid of $12,500 includes planting the vines and upgrading the irrigation system.
New Roof for Clubhouse 2
Upon the recommendation of the Facilities Committee, the GRF Board voted to award a contract to Roofing Standards— a trusted GRF and Mutual roofing contractor for a dozen years—to construct a new roof at Clubhouse 2 for $212,000.
A contract was also awarded to Greenwood Heating and Air for the removal and reinstallation of three roof-mounted heat pumps at a cost of $6,500, plus a 10% contingency of $21,850, for a total cost not to exceed $240,350, reserve funding.
The roof was last replaced in 1992. The new roof will match those recently constructed at Clubhouses 3 and 4.
GRF Policy Reviews
The Board also reviewed proposed revisions to 11 GRF policies, including those pertaining to entry passes, traffic rules, vehicle and pedestrian gate security, the GRF Code of Ethics, and residency and Trust Property Use Fees, among others. Policy changes are posted for public review for 28 days on the CINC Resident Portal before final ratification.
The next board meeting is set for Sept. 22 at 10 a.m. in Clubhouse 4.
Roger Dunn Golf Shop at the Seal Beach Village shopping center is relocating to the Rossmoor Shopping Center.
