The GRF Board plowed through a packed agenda in a meeting that stretched over three hours Aug. 26 with directors authorizing nearly $1 million in spending, mostly from the reserve fund. That means the projects have been planned for, the money is there, and delays could prove more expensive over time. Several project bids came in under the reserve study’s budgeted amounts.

Approved projects included holiday lights (see page 3), roof replacements, street and parking lot paving repair and maintenance, HVAC replacement for Clubhouse 4 and chain link fence replacement along the portion of the channel along Golden Rain Road.

Other expenditures will cover increases in trash and recycle services (see page 3), a design plan required to precede the installation of speed cushions, window tinting at the Shuffleboard courts and a new automatic door for the Stock Transfer Office, which is undergoing a renovation now.

President Linda Herman announced that an in-house renovation of the Stock Transfer Office is underway to help with privacy and efficiency. She also updated the budget process, which will entail GRF staff and committee reviews and will conclude in October with an adopted 2026 spending plan. Herman also noted that GRF will require federal law enforcement, ICE for example, to present federal warrants signed by a judge to enter Leisure World, and that staff training is underway.

Shuffleboard Court Window Shade

Upon the recommendation of the Facilities Committee, the board voted to approve $4,380 from the reserve fund to tint windows at Clubhouse 1 Shuffleboard Courts. Club members requested the upgrade to help mitigate heat and glare on the courts from the end windows.

Reserve Study Spending

The following projects were approved by the board in keeping with the GRF Reserve Study. Funds are now available and specifically earmarked in the reserve fund for these projects:

• Building C roof and library roof and HVAC Replacement: Upon the recommendation of the Facilities Committee, the board approved the project at a total cost not to exceed $215,037. The Building C roof was last replaced in 1998, and there is no record of the replacement of the Library and Friends of the Library roofs. The library was purchased from Orange County in 1992. The GRF Reserve Study has Building C, the library and the Friends of the Library Bookstore scheduled for replacement this year

• Paving Plan: Upon the recommendation of the Facilities Committee, the board approved a paving project to repair and slurry clubhouse parking lots and parts of Oakmont Road at St. Andrews Drive, and St. Andrews Drive at Golden Rain Road intersection in an amount not to exceed $525,936.93. This is in keeping with a master paving plan.

• Other allocations include $11,850 to replace an HVAC unit at Clubhouse 4, about $5,000 to install an ADA door opener at the Stock Transfer Office and $117,690 to replace 2,600 feet of chain link fence along the channel.

Since the Rosh Hashanah holiday falls on Sept. 23, the GRF Board will meet on Monday, Sept. 22, at 10 a.m. in Clubhouse 4 instead of on the usual fourth Tuesday.
