Physical Property Manager Kevin Black will be the guest speaker at Sunshine Club’s meeting on Friday, May 19, in Clubhouse 3, Room 2, at 10 a.m. All residents are welcome to join.

During the meeting, Black will help residents to understand his role in the community and the Physical Property Department.

Black began his tenure with the Golden Rain Foundation over 30 years ago, in January 1993. At that time he was hired as a plumber in the Service Maintenance Department. While being one of six plumbers on staff, he assisted the team in other maintenance aspects, including electrical, carpentry, concrete and street repair. In 2003, he was promoted to a physical property inspector role in the Physical Property Department.

Among many assignments, Physical Properties handles a variety of issues pertaining to code compliance, permits and safety concerns. As physical property manager, Black oversees all of the department inspectors who handle the processing of all building permits, preparing specifications, processing bid packets and for contracts for special Mutual projects as well as GRF projects.

Black will also talk about his extensive experience in assisting in many main projects the community. He currently holds an ICC California Building Inspector License and a C-36 Plumbing License issued by the California Licensing State Board. He is currently working on obtaining his Certified Manager of Community Associations certification.

The Sunshine Club requires no membership fees, but donations are welcome. Refreshments will be served at the meeting. People are asked to arrive promptly so as not to disturb the speaker’s presentation. Those who arrive late should use the back door.
